Stang Auto Tech has submitted an application for an Urban Renewal Site Plan to expand their business located at 7292 W 116th Avenue. The proposal includes an approximately 3,314 square foot addition to the existing 2884 square foot building, and site improvements. The approval of a site plan is required before making significant exterior modifications in the Original Broomfield Urban Renewal Plan area.

The applicant has received an Enhance Broomfield award for this project to assist with items like design costs.

Zoning, Surrounding Uses and Comprehensive Plan: The zoning for this parcel is I-2. The Comprehensive Plan land use designation for this parcel is Industrial. Auto Repair is consistent with this land use.
Site Circulation, Parking and Multimodal Access: Under this proposal, customers would access the site from West 116th Avenue on the north side of the site. Storage, as well as trash and recycling, would be located behind the building and behind a gate and a fence with a second entrance on Teller Street.
Landscaping: Landscaping for this project will be reviewed in accordance with Broomfield's Landscape Code and Tree Preservation code.
Potential Variances: The applicant has requested several variances:

  • A variance for the width of the landscape buffer along Teller Street.
  • A variance to provide additional shrubs and bushes in lieu of some required trees.
  • A variance to include some of the required parking behind a locked fence, for use by employees.
  • A variance to reduce the setback from 25-feet to 20-feet for an existing hangar.
  • A variance to reduce the setback from 25-feet to 7-feet for two existing sheds.
