Skyestone Parkway Extension

Project Summary:
Future extension of Skye
stone Parkway north from Walnut Creek to W 112th Avenue has been planned as future phase of the Great Western Park development.

During recent development review proposals for areas north of Walnut Creek, residents have voiced concern regarding the extension of the parkway. Some residents requested additional outreach to gather input specific to the parkway during a concept review in 2021.

At this time, there is no timeline for extension of the Parkway to the Skyestone neighborhood. Staff has hosted this website and will hold a future community meeting only to gather feedback and suggestions regarding access for Skyestone and the future extension of Skyestone Parkway

This extension will be driven by the timing of future development and there are no current development proposals in progress which would include extension of the parkway. The City and County of Broomfield is not at this time actively seeking developers for this area.

Project History:

  • 2001 - The Great Western Parkway (Skyestone Parkway) was originally included in a site development plan and PUD plan which approved commercial buildings within for Great Western Park. Great Western Parkway was intended to extend south from W. 112th Avenue and to terminate in a cul de sac within the business park. The Parkway was not built at this time as the first phase of the development was adjacent to Simms.
  • 2009 - the PUD was amended to revise the land uses for the area south of Walnut Creek to allow an age-restricted residential community (now called Skyestone). The alignment for the parkway north of Walnut Creek was revised with this amendment, but the parkway continued to be shown as a continuous roadway from W. 112th Avenue through the residential development to Simms. The purpose of this parkway extending through the neighborhood portion of Great Western Park was to provide secondary access into the neighborhood, allowing residents, visitors and emergency services to have increased connectivity to the community.
  • 2011 - Taylor Morrison acquired the portion of Great Western Park south of Walnut Creek from the master developer.
  • 2013 - A revised site development plan and PUD plan were approved by City Council to amend the setbacks for the development. The revised application also specified timing of the parkway extension through an amendment to the subdivision improvement agreement. The obligation to construct the bridge over Walnut Creek and extend the parkway north to W. 112th Avenue became required prior to the first certificate of occupancy for a building located north of Walnut Creek with access from Lantana Parkway or as may be specified in a future subdivision improvement agreement

Current Status:
The City and County of Broomfield is currently working on reviewing the second submittal of the Simms Technology Park proposal located to the north of the Skyestone community. The parkway extension will not be required as part of this development. Future development proposals for the undeveloped portions of Great Western Park will require separate review through a public process.
