Simms Technology Park

Location: South of 112th Ave, West of Simms St

Project Type: Office, Flex/Research & Development and Retail

Project Description: The proposal is to develop an 80 acre parcel within the Great Western Park PUD area for use as a technology park. This proposed multi-use area will include approximately 350,000 square feet of office space, 220,000 square feet of flex/research and development space and an 8,000 square foot retail site. The proposal has also provided for four pad sites located at the southwest corner of Simms St and 112th Ave which will be subject to future conceptual reviews.

The proposal is consistent with the PUD plan for the area and will feature amenities such as a trail along Walnut Creek and a pedestrian connection to the Skystone community.

The project is anticipated to be constructed in four phases.

The proposal is consistent with the Great Western Park. At this time the applicant has not identified any necessary variances or PUD amendments as part of their conceptual plan.


Long Range Financial Plan:
Consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.


Potential Key Issues for Discussion:

  • Lack of connection to the future Skystone Parkway to the east of the proposed development.
