Concept Review Summary and Status of Development: A prior concept review was held on October 18, 2016 for a five building flex office campus comprising of five 100-150,000 square foot buildings to be developed in phases from west to east. The applicant has had a Site Development Plan for two similar flex buildings previous approved. The western most lot is developed (North Park Flex 1), the lot immediately west of this current project area is currently under construction (North Park Flex 2). The applicant's current proposal for North Park Flex 3 and 4 is consistent with the prior concept review.

Consistency with Zoning and Comprehensive Plan: The property is located within the North Park Planned Unit Development (PUD) Plan area, and flex office/light industrial uses are consistent with the approved underlying zoning.

The property is designated as Mixed-Use Commercial in the Comprehensive Plan's Land Use Map, the proposed development is consistent with the types of land uses anticipated to develop in areas with this designation.

Consistency with Long Range Financial Plan: The proposed development is consistent with the land use assumptions that were built into the 2021 Long Range Financial Plan.


Anticipated Key Issues/Comments: The applicant's proposed development is consistent with what was proposed during their concept review and how the adjacent lots have been developed; as such, Saff has not identified any anticipated key issues or concerns at this time.
