Location: South of E Flatiron Crossing Drive, North of Interlocken Blvd.

Project Type: Mixed-Use, Residential with ground floor retail.

Project Description: The proposal is to develop an 4.5 acre parcel within the Midcities area for use as two multi-family buildings with 2,500 square feet of ground floor retail space. The buildings will be connected via a skybridge of the third and fourth floors. The proposal will provide for a total of 350 additional residential units in the form of studio, one bedroom and two bedroom for-rent apartments. Both proposed buildings will be five stories in height. The site plan currently features surface parking as well as a structured parking garage located interior to the residential building. Inclusionary units will be included on site.

The proposed buildings will share a pool and amenity space located within the northern building as well as a courtyard seating area located within the southern building.Landscaping is included throughout the site.

The subject proposal is phase two of a three phase total buildout of the area as approved via PUD plan. Phase three of the project will be subject to a future site development plan.

Conformance with the Zoning and Compatibility with Surrounding Uses:
The proposal is consistent with the Flatiron Marketplace redevelopment PUD plan. At this time the applicant has not identified any necessary variances or PUD amendments as part of their conceptual plan.

Long Range Financial Plan:
Consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.
