Project Overview

This is a proposal for a conceptual site development plan for a Electric Vehicle (EV) Charging Station to be located at 13892 Via Varra, within the Broomfield Business Center Subdivision and Planned Unit Development (PUD) plan area. The proposed site development plan (SDP) on the subject 1.79 acre lot consists of 6 high-speed dual-port EV chargers that will serve 12 EV charging stalls, all of which will be accessible to the general public. The SDP also includes an amenity building on the site that would be approximately 217 square feet. This building will be unmanned and provide bathrooms, vending machines, and a maintenance storage area. Per the submitted project narrative, the EV Charging Station will have operate 24 hours a day and 7 days a week, and will have routine maintenance, inspections, and monitoring.

A neighborhood meeting for the proposed development was hosted by the applicant on May 18, 2026. Several concerns were established by the residents in attendance. The applicant incorporated topics of concern in the submitted project narrative, such as compatibility with surrounding uses, maintenance and operations, noise, site lighting, and landscaping. City and County Staff Analysis

Zoning, Surrounding Uses and Comprehensive Plan: The subject property is governed by the Broomfield Business Center PUD, which establishes fuel stations as permitted uses within the arterial use zone. The subject property is within the arterial use zone, designated by the PUD. The surrounding uses to the east, west and south are primarily multi-unit residential developments, with a vacant lot and Northwest Parkway to the north of the site.

Site Circulation, Parking and Multimodal Access: Vehicular access will be provided via a single entrance from Via Varra to the west. The proposed development is within the Flatiron Station Parking Reduction Area (PRA), and the proposed development does not provide on-site parking spaces other than the 12 EV charging stalls. The proposed site plan can be found in the documents section on the right side of this page.

Architecture and Landscaping: The proposed architectural concept follows the prototypical design elements for the respective franchise. The image at the top of this page shows the proposed style for iONNA fueling station building on the site. The proposed landscaping plan will provide trees and shrubs surrounding the developed area and throughout the site. All plantings will be required to be compliant with the Broomfield Landscape code. The proposed landscaping plan can be found as part of the conceptual site plan in the documents section on the right side of this page.

Possible Key Issues: Staff has not identified any key issues with this proposal. Should any key issues be identified as part of the formal development review application, these will be explained in detail in the plan(s) and as part of the public hearing agenda report for the project.

Feedback must be submitted by Monday, September 14, 2026 before the in-person Concept Review Hearing. The decision to hold an in-person Broomfield Council review rather than an online session was made to ensure optimal community feedback given the high residential interest in the project. Feedback shared on this project page will be provided to City Council as they consider the development application.
