Project Description: The proposal is located within the Highlands PUD plan area to the north of State Highway 7. The proposed ENT facility is approximately 5,441 square feet in area and includes three (3) drive-up teller lanes, thirty-three (33) on-site parking spaces along with landscape and site lighting improvements.

The proposed building architecture is consistent with approved buildings within the Highlands PUD area. The building includes stone veneer with stucco and metal accents.

Applicant: Ent Credit Union

Conformance with the Zoning and Compatibility with Surrounding Uses:

The proposal is consistent with the Highlands PUD plan. At this time the applicant has not identified any necessary variances or PUD amendments as part of their conceptual plan.

The proposed architecture is consistent with the existing commercial uses along the State Highway 7 corridor. The proposed building is oriented facing State Highway 7 and provides pedestrian connections to the adjacent commercial property.

Long Range Financial Plan:
Consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.


Potential Key Issues for Discussion:

  • State Highway 7 has been identified as an opportunity for sustainable multimodal transportation options which includes BRT. Pad sites and drive-through restaurants do not generate a significant number of employees and individually separated pad sites are typically auto dependent. This use is not consistent with the density necessary to support BRT.

  • The North Park West Urban Renewal Plan has identified the goal that the area will create a quality “gateway image” that conveys a desirable vision for the City and the region. The proposed use is not consistent with a “gateway” into the City and County of Broomfield.
