Z Family Adult Community Center submitted an application for a Use by Special Review for the property at 1370 US Hwy 287 to operate an Adult Day Care business. The property is zoned B-1 and is located in a multi-business complex. An adult day care use requires the approval of a Use by Special Review in this zone district. The applicant has indicated they do not anticipate any major external changes to the space besides refreshed landscaping, accessible sidewalk striping, signage, and the interior building finishes needed for this business. This application is eligible for approval by the Land Use Review Commission, subject to Council call-up for a final hearing and decision.

Site Circulation, Parking and Multimodal Access: Vehicular access to this property is from the southeast along US Highway 287. The existing entrance will not change as a result of this proposal. The parking lot is a shared multi-tenanted space for the neighboring businesses.

Possible Key Issues: Staff have identified a possible key issue regarding the maximum number of parking spaces available for staff and patrons. Should the key issue of parking sustain as a problem, it will be shared with the Land Use Review Commission as part of the development review staff memorandum.
