Project Overview

The plan is to develop 80 acres within the Great Western Park PUD. The site will be a technology park with a retail component. This area will include 350,000 sf of office, 220,000 sf of research and development space and a 8,000 sf retail site. The plan also has four pad sites located at the southwest corner of Simms St and 112th Ave.

The proposal is consistent with the PUD plan for the area. The site will feature a trail along Walnut Creek and a sidewalk to the Skystone community. Outdoor seating areas have been included for the future businesses. The project will be built in in four phases.

City and County Staff Analysis

Conformance with the Zoning and Compatibility with Surrounding Uses: The proposal is consistent with the vision for this portion of the Great Western Park PUD. One variance has been requested to allow for a custom signage plan within the community. A PUD amendment is included to update the following development standards: Lot coverage and Floor Area Ratio, Setbacks and Parking.

Long Range Financial Plan: The proposal is consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.

Key Issues: No key issues have been identified with the subject proposal.

Following the review of the formal application, public hearings will be scheduled in accordance with the application review process timeline. Public notices will be sent to property owners within 1,000 feet of this project, sign(s) will be posted on the property and a notice will be published in the Broomfield Enterprise newspaper. Members of the public can attend the public hearings and provide in person comments if desired.
