Project Description: The concept proposal is to subdivide the property at the northwest corner of Irving Street and West 144th Avenue and construct an approximately 8,923 square foot single-story office building on the proposed southeastern 2.04 acre lot. The proposed site will feature covered parking located to the north and east of the office building.

The proposed building architecture is residential in style and will feature a mix of stone, stucco and wood. Architectural columns are provided at building entries and windows are features throughout the building facades.

The property is located within the Transitional Overlay Area District (TOAD). The intent of this overlay area is to permit limited commercial uses to the north of West 144th Avenue while maintaining the residential character of the area.
