Single story office building with stone base and natural color scheme.

Project Overview

The proposal is to subdivide the property and construct an office building on the proposed southeastern 2.04 acre lot. The proposed site will feature covered parking located to the north and east of the office building.

The architecture is residential in style and will feature stone, stucco and wood. Columns are provided at entries and windows are featured throughout the building facades. 

The property is located within the Transitional Overlay Area District (TOAD). The intent of this overlay area is to permit commercial uses north of West 144th while keeping the residential character.

City and County Staff Analysis

Neighborhood Compatibility: The property is currently zoned A-1(A) and subject to the stands of the Transitional Overlay Area District (TOAD). Project is generally consistent with current zoning. The applicant intends to request two variances from established TOAD standards:

Requirement of a minimum of 20 feet separation between buildings. The applicant has requested a variance f to permit the location of the on site garages 8'5" apart.

Requirement for six foot sound wall or berm within buffer areas. The applicant would like to construct single-story parking garages along the buffer area. These garages will feature masonry walls to create a barrier similar to a sound wall.
