Concept Review: A concept review for a a proposed self storage facility was held on August 15, 2017. The staff memorandum for that concept review can be found here. The recording of this concept review meeting can be accessed here.
Consistency with Zoning and Comprehensive Plan:The project area is zoned I-3(J) (Legacy Jefferson County Industrial-Three). The intent of the I-3(J) district is to accommodate light industrial uses including light manufacturing, wholesale uses, warehousing, mini-warehouse and storage, sales at retail, storage of boats/trailers/recreational vehicles. The proposed use is consistent with the existing zoning for the property.
The underlying Comprehensive Plan Land Use Designation is 'Mixed-Use Commercial'. The proposed development is consistent with the uses anticipated to develop in areas with the mixed-use designation.
Consistency with Long Range Financial Plan:The proposed development is consistent with the underlying land use assumptions in the LRFP. The LRFP assumptions were based on this property developing for non-residential uses; as such, there are no impacts to the LRFP anticipated.
Anticipated Key Issues/Comments: At this time, Staff has not identified any potential key issues; however, should any be identified during the formal review of the project they would be identified in the staff memorandum to the Land Use Review Commission and City Council moving forward.
