Project Description: The concept application is to develop an one story 9,500 square foot medical office building with parking located to the north and south of the building. The building will be located along Coalton road situated between two existing commercial buildings within the Midcities PUD area. The concept plan includes the preliminary site and landscape layout, and illustrative 3D renderings of the building. The building will feature approximately 7,500 square feet of clinical area with an additional 2,000 square foot conference room.


The building architecture will meet the requirements of the Flatiron Architectural review Committee. The proposed building color scheme will incorporate natural earth tones with a variety of textures and materials to add visual interest. The main building materials will include exterior finish insulation system, stone, stone, and wood-look fiber cement panels.

Proposal Summary

Project is generally consistent with current zoning however applicant intends to request the following variances following standards:

Setbacks - The Midcities PUD Plan establishes a requirement for 20 foot building and parking setbacks from internal site property lines. The applicant has requested a variance to reduce the required building and parking setback to 10’ along the east and west property lines.

Parking - The applicant has requested a variance for a reduction in the required parking spaces. The BMC requires one parking space for every 150 square feet of building floor area. The applicant has proposed 58 spaces rather than the required 63 spaces. This would result in a ratio of one space per every 164 square feet.
