This project web page provides a general overview of the Baseline Center Street development.
The Center Street District includes approximately 63 acres on the southeast corner of the Sheridan Parkway and CO 7 intersection within the Baseline community, also known as the North Park subdivision. The Center Street District is a major development proposal. Center Street is one of Broomfield's Developing Places, locations where you, your family, friends, work colleagues and visitors can shop, dine, learn and create - and just linger. The applicant is planning to submit a series of development packages to ensure that this project can be developed in a coordinated and efficient manner. Applicant: McWhinney Location: Generally east of County Road 7, in between W 168th Place and W 169th Avenue
Zoning
The project is zoned Planned Unit Development (PUD) and allows for mixed use development. The North Park PUD establishes the custom zoning details for the property.
Center Street Neighborhood Meeting
The applicant held a neighborhood meeting for the Center Street District on January 22, 2025. Neighborhood Meetings are developer led. Participants requested the slides shown during this developer run neighborhood meeting to be shared. The slides included in the document library are the developer's slides. They have been modified by the developer to remove references to certain tenants due to the fact that the tenant plans are subject to change and not finalized.

This plat is associated with Infrastructure Package 1 and dedicated the necessary public right-of-way for the extension of Promenade Street and the temporary realignment of Huron Street.
The applicant has submitted a final plat creating the internal right-of-ways for the Center Street District and super blocks (large blocks of land for future development) and a Site Development Plan for the internal streets to serve the proposed new mixed use district.
The applicant has submitted a final plat replatting the super blocks created by the North Park Filing No. 7 Final Plat into private lots for vertical development and tracts for District improvements. The applicant also submitted a site development plan that provides the design for the architecture, streetscape, parking and landscaping for the first phase of the Center Street District development.

Public Engagement opportunities will be available using Questions and Comment tabs for each of the planning applications when they are submitted.
