Project Overview

Davis Development is proposing a new 238-unit multifamily apartment community on 8-acres within the North Park/Baseline East Village neighborhood. The plans include a mix of 1-, 2- and 3-bedroom units within four, 4-story apartment buildings. Site characteristics include:

  • an on-site leasing center, fitness center and swimming pool;
  • courtyards with bbq and gathering areas, and a dog run;
  • 422 on-site vehicle parking spaces; 4 motorcycle spaces; 24 bicycle spaces; and 9 dedicated EV charging spaces; and
  • 34% on-site open areas using water conscious landscaping and continuing the use of pollinator plantings to add to the Baseline pollinator district.

City and County Staff Analysis

Architecture: Building architecture uses a contrasting color scheme and material selections to provide a modern approach to the overall design. Corner and end features provide 'landmarks' and anchors for the site. All buildings are designed with 'four-sided' architecture using a combination of fiber cement panel siding, brick masonry, and storefront windows and doors.

Access: Perimeter streets and sidewalks (including a 12 foot low stress detached trail along Sheridan Pkwy) were established as part of the East Village site development plan and will be constructed by the master developer.

Public Land Dedication / Income-Aligned Housing: Inclusionary housing requirements and public land dedication requirements were established as part of the overall East Village neighborhood.

Consistency with Zoning and Compatibility with Surrounding Uses: The proposal is consistent with the North Park (Baseline) PUD plan. No variances have been requested as part of this development application.

Long Range Financial Plan: The proposal is consistent with land use assumptions in the long range financial plan.
