Project Type: Multifamily Residential

Project Description: The proposal includes 387 multi-family units on a 12.59 acre site for an overall side density of 30.7 dwelling units per acre. There are 14 multi-unit apartment buildings with a combination of studio, 1-, 2- and 3-bedroom units. The apartment buildings include tucked under garage parking spaces. Carports and surface parking are located throughout the site. Bicycle parking and a bike repair shop are also provided.

The proposed building architecture is meant to create differentiation, but be complementary to the surrounding Arista neighborhood. Buildings will include stucco and enhanced materials such as stone, brick, and cementitious fiber siding. The project will incorporate flat roofs and varied roof lines and building massing to reflect a contemporary architectural style. The residential buildings are 3 stories, being approximately 37 feet in height.

The landscape design will promote pedestrian connectivity throughout the site and to the surrounding street network. The site will include native, colorful, low-water plant material.

Conformance with the Zoning and Compatibility with Surrounding Uses:

The proposal is consistent with the Arista PUD plan, and includes one variance for sign type with regards to illumination.

The proposal is consistent and compatible with the surrounding neighborhood, including site design details such as architecture and landscaping.

Long Range Financial Plan:
The proposal is consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.

Key Issues : Staff has not identified any key issues with this proposal.
